What We Remove
Most of what people call "dirt" on a Pacific Northwest property is alive, or it is a chemical reaction in the surface itself. Both need more than water.

The method follows the contaminant, not the surface. Moss is rooted and has to be killed rather than knocked off. Rust is a reaction in the concrete and will not respond to pressure at any setting. Efflorescence comes from inside the masonry and can be made worse by the wrong approach. Work out which one you are looking at and the rest of the decision gets straightforward.

Moss
The thick green cushion on roofs, in paver joints and along shaded concrete. Rooted, structural, and the one that does real damage if it is left.

Algae & Mildew
The black streaks on a roof and the slick dark film on north-facing walkways and siding. Not dirt, and it does not come off with a hose.

Oil & Grease Stains
Drips under a parked car, the dark patch by the garage door, grease outside a kitchen door. Soaked into the slab rather than sitting on it.

Rust Stains
Orange bleed from sprinkler water, metal furniture, rebar or fertilizer. A chemical reaction in the concrete, which is why pressure alone does nothing.

Efflorescence
The chalky white haze that appears on pavers, brick and block. Mineral salts carried to the surface from inside the masonry itself.

Leaf & Tannin Stains
Brown blotches in the shape of the leaves that sat there. A Pacific Northwest autumn speciality, and far easier to remove early.
What It Is & How We Remove It →Not sure which one you have?
Two quick tests settle most of it. If the growth has thickness you can get a fingernail under, it is moss. If it is flat, dark and slicker when wet, it is algae. If it is orange and sits in a fan or a run, it is rust rather than anything organic. If it is a white powder that wipes off dry but returns, it is efflorescence.
If none of that matches, send us a photo. We would rather tell you what you are looking at than have you buy the wrong product for it. You can also browse by surface on what we clean, or by method under our services.
