A Stain With a Timer On It

Leaves, needles and bark contain tannins. Leave that debris on porous concrete or stone through a wet stretch and water leaches the tannins out and carries them into the top layer of the surface. What you get is not dirt sitting on the slab, it is colour that has soaked into it, frequently in the exact outline of whatever was lying there.

This region makes the problem worse than most. The fir and cedar needle load is heavy, the autumn leaf drop coincides with the start of months of sustained wet, and a great deal of local hardscape is unsealed and therefore thirsty.

The practical consequence is a deadline. Caught within a few weeks, tannin staining usually lifts cleanly. Left on bare concrete through an entire winter, it frequently does not come out completely, and what remains needs dedicated treatment instead of a general wash. The pile of needles in the corner of the patio is not a tidiness issue, it is a stain on a clock.

The surfaces that suffer are the shaded ones: patios, driveways and walkways, and the joints on pavers. Clearing gutters in the same season removes a good deal of the debris before it ever reaches the ground.

How We Remove It

Organic staining responds to the right chemistry and enough dwell time. It does not respond to pressure, and reaching for pressure is how driveways end up permanently striped.

Clear the Debris Properly

Everything comes off the surface first, including what has collected in joints, along edges and in the corners where it has been compacting. Treating over debris cleans the debris.

Assess Age and Porosity

How long it has been there and whether the surface was ever sealed decide what is realistically achievable. We say so before the work rather than after.

Apply Treatment and Dwell

A cleaning solution suited to organic staining is applied and given contact time to break the tannins down in the pore structure rather than just lightening the surface.

Clean the Whole Surface Evenly

A surface cleaner covers the slab edge to edge at a uniform intensity, which is what prevents the patchy, striped result that comes from working with a wand.

Discuss Sealing

A sealed surface does not absorb tannins the same way, which is the strongest argument for sealing a shaded patio or driveway. We will be honest about whether the weather window is still open this season.

Where We Find It

Tannin staining collects wherever debris gathers and sits, which is rarely the middle of anything.

Patio Corners & Edges

Where leaves drift and compact against a wall, a planter or a step and then stay there through the wet season.

Driveways Under Tree Cover

Long, tree-lined driveways take both the heaviest debris load and the least drying sun, which is the worst combination.

Walkways & Steps

Especially where a path runs alongside a bed or under an overhanging branch and nobody sweeps it.

Paver Joints

Debris packs into the joints, stains the paver edges from the side and becomes the organic layer moss establishes in.

Decks & Wood

Where organic debris sits on boards. Cedar and redwood also bleed their own tannins, which is handled as part of wood restoration.

Frequently Asked Questions

What exactly is a tannin stain?

Tannins are naturally occurring compounds in leaves, needles, bark and wood. When organic debris sits on a porous surface through a wet spell, water leaches those compounds out and carries them into the top layer of the material. The result is a brown or rust-coloured mark, often in the recognisable outline of the leaves that were sitting there. It is absorbed rather than deposited, which is why sweeping afterwards does nothing.

How quickly do I need to deal with it?

Sooner is dramatically better, and this is the main practical point of the whole page. Tannin staining addressed within a few weeks usually comes out cleanly. The same staining left on unsealed concrete through an entire Pacific Northwest winter frequently does not come out completely, and what remains needs dedicated treatment rather than a wash.

Is this the same as the brown staining on my cedar deck?

Related, but it runs the other way. On a cedar or redwood deck the tannins are in the wood itself and bleed out to the surface, especially around fasteners and after the surface has been wet. The chemistry is similar, but the treatment is a wood brightener applied as part of a restoration rather than a hardscape stain removal, so that work sits with our wood services.

Can I just leave the leaves until spring?

You can, but it is the most expensive way to handle it. The pile in the corner of the patio is doing two things at once: staining the surface underneath on a timer, and breaking down into the organic layer that next spring's moss will feed on. Keeping shaded hardscape swept through autumn is the cheapest maintenance available on a property here, and it costs nothing but time.

Driveway Cleaning Across Seattle & the Eastside

Debris load is the whole story here, and it varies enormously across our service area. Heavily treed lots in Woodinville, Issaquah, Sammamish and Snohomish get both the biggest leaf and needle drop and the least drying sun, so staining sets hardest there. More open ground in Renton, Everett, Lynnwood and Newcastle sheds and dries faster, which widens the window to catch it. Older unsealed slabs around Seattle and Snohomish absorb fastest of all.
