Two things decide the outcome before we arrive: what it went onto, and how long it has been there. We will tell you honestly what to expect from both.
The Substrate Decides the Result
Graffiti removal is one of the few jobs where the realistic outcome is set before anyone turns up. Paint on a sealed, non-porous surface sits on top and comes away cleanly. Paint on porous masonry, bare concrete or raw block soaks in, and what can be removed is what has not already travelled into the material.
That is why we assess rather than quote blind. On a sealed wall the answer is usually straightforward. On old brick or unsealed block, the honest answer is often a wall that looks dramatically better with a faint shadow remaining, and you deserve to hear that before you spend anything rather than after.
Time is the other variable, and it is the one you control. Fresh paint has not cured into the substrate and comes off far more completely than paint that has sat through a few weeks of sun. If the result matters, the week it appears beats the month it appears.
Most of this work sits inside our commercial service, particularly for retail frontages and community properties, where a tagged wall is both an appearance problem and a signal that invites more of the same.
How We Approach It
Identify the substrate, test somewhere nobody looks, then use the least aggressive thing that works.
Identify the Surface
Sealed or unsealed, masonry or metal, painted or raw. This determines both the method and what we tell you is achievable, and it is the step that separates an honest quote from an optimistic one.
Test an Inconspicuous Area
Removal chemistry is aggressive and some surfaces react to it. We prove the approach somewhere out of sight before it goes anywhere visible.
Work From Least Aggressive Upward
We start with the gentlest method likely to work and escalate only as needed. Going straight to maximum is how mortar gets eroded and surrounding paint gets stripped.
Contain and Manage Runoff
Removal produces runoff carrying pigment and product. On a commercial site next to a storm drain that is something to manage deliberately rather than hose away.
Show You the Result and Be Straight About It
If ghosting remains, we say so and explain the options, which may mean coating or painting rather than more cleaning. We would rather lose the upsell than oversell the outcome.
Where We Work On It
Outcomes vary a great deal by surface, so here is the honest picture.
Sealed Masonry & Concrete
The best case. Pigment sits on the sealer rather than in the material, and results are usually excellent.
Unsealed Brick & Block
The hardest case. Porous and absorbent, so substantial improvement is realistic and complete removal often is not.
Metal Doors, Roll-Ups & Fixtures
Generally responds well, though coated metal needs a gentler approach to protect the finish underneath.
Painted Walls & Storefronts
The risk here is removing the tag and the wall paint together. Testing first is not optional on painted surfaces.
Walkways, Steps & Hardscape
Horizontal surfaces, usually handled alongside a general clean of the same area.
Signage & Site Fixtures
Bollards, bin enclosures, utility cabinets and the fixtures that get tagged first on a commercial site.
Frequently Asked Questions
Can you always get it off completely?
No, and anyone promising otherwise has not looked at your wall yet. Sealed and non-porous surfaces usually come back to clean. Porous masonry, bare concrete and raw block absorb the pigment, and on those a faint shadow can remain after everything removable has been removed. We tell you which of the two you are dealing with at the quote rather than after taking payment.
What is ghosting?
The faint outline left behind when pigment has soaked into a porous surface deeply enough that removing it entirely would mean removing the surface. It is most common on old brick, unsealed concrete and block. Where ghosting is likely, the realistic options are to accept a much-improved wall, or to look at coating or painting the area, which is a different trade from cleaning.
Does it matter how quickly we call?
A great deal. Fresh paint sits closer to the surface and comes off far more completely than paint that has had weeks to cure and work into the substrate, and sun exposure accelerates that. Same principle as a spill on a carpet. If you want the best possible result, call the week it appears rather than the month.
Will removal damage the wall?
Not if the method is matched to the substrate, which is the whole job. The damage people cause comes from treating masonry like concrete and turning pressure up until something gives, which erodes mortar, pits brick and strips paint from surrounding areas. We test an inconspicuous area before touching anything visible, and on historic or soft masonry we will say if we think the risk is not worth it.
