HOA & Multifamily
Exterior Cleaning

Dozens of residents, a budget cycle, a board to report to, and one category of surface that carries real liability. Planned work beats reactive calls on every count.

The Breezeway Is the Whole Argument

Most of what we do on a multifamily or HOA property is appearance, and appearance matters: it sets what a prospective tenant thinks before they have seen a unit, and it is the most visible evidence that reserves are being spent on something.

But the reason to put exterior cleaning on a schedule rather than a complaint queue is narrower than that. Shared walkways, breezeways, stairs and entries are the highest-traffic surfaces on the site, they are usually the most shaded, and they belong to the association rather than to any resident. Algae on a covered breezeway through a Pacific Northwest winter is the most straightforward avoidable hazard on most properties we are asked to look at.

Everything else follows from that. Scheduled visits are cheaper per square foot than emergency ones, they let you phase the cost across a budget year, and they give a board a defensible record of maintenance rather than a stack of incident-driven invoices.

The surface that matters most is the shared walkway, and what makes it hazardous is algae rather than dirt. Building exteriors go through soft washing at a setting matched to each cladding, and communities with paver hardscape usually need re-sanding and sealing rather than just a wash.

How We Run a Community

Occupied properties need a plan rather than a crew turning up. The plan is the deliverable as much as the cleaning is.

Walk the Property and Map Zones

We walk it with you, identify the surfaces that carry risk as opposed to the ones that merely look tired, and break the site into zones that can be worked and reopened independently.

Quote Whole and Phased

You get a figure for the full property and a phased version, so a board can approve the whole thing or stage it across budget years without re-quoting.

Confirm Dates for Resident Notice

Firm dates and zones, far enough ahead that management can notice residents properly, and we hold to them. Residents need to know when a patio is out of use and whether to move a vehicle.

Work Zone by Zone

One area at a time, coned and contained, reopened before we move on. Vegetation is pre-wetted and rinsed as standard, which on a landscaped community is not optional.

Report Back to the Board

What was done, what we saw, and anything that needs a different trade. Failing sealant, a gutter pulling away or a surface that needs more than cleaning is worth knowing now.

What We Clean at a Community

Risk surfaces first, appearance second, and usually both in the same visit.

Breezeways & Shared Walkways

The highest-traffic, most-shaded, association-owned surfaces. The priority on nearly every property.

Stairwells & Landings

Covered, rarely dried out, and the place where a slip has the worst consequences.

Building Exteriors

Siding, trim and soffits soft washed at a setting matched to the cladding on each building.

Parking Areas & Carports

Oil staining, traffic film and the biological growth that collects along the shaded edges.

Trash Enclosures & Service Areas

The areas residents complain about and routine landscaping never touches.

Amenity Spaces

Pool decks, courtyards, mail areas and common patios, which carry both appearance and slip considerations.

Frequently Asked Questions

Can you phase the work across a budget year?

Yes, and for larger communities it is usually the sensible approach. Buildings or zones get grouped and scheduled across the year or across two, which spreads the cost, keeps disruption contained to one area at a time, and gives a board something concrete to show owners. We will quote it as a whole and as phases so you can see both.

How much notice do residents need?

That depends on your governing documents and your management company's own policy, so the association sets it rather than us. What we do is give you firm dates and zones far enough ahead that you can send notice properly, and stick to them. Residents mostly care about two things: when their patio is unusable and whether they need to move a vehicle.

What is the single most important surface on a multifamily property?

Shared walkways and breezeways, by a distance. They are the highest-traffic surfaces on the site, they are usually the most shaded, and they are entirely the association's responsibility. Algae on a covered breezeway in a Pacific Northwest winter is the clearest avoidable slip exposure on most properties we look at.

Do you provide proof of insurance for the board?

Yes, and we expect to be asked. We are licensed and fully insured and can provide a certificate naming the association as required. If your management company has specific insurance requirements or a vendor onboarding process, send them over at quote stage rather than after award and we will work through it.

Commercial Power Washing Across Seattle & the Eastside

Multifamily stock varies sharply across our service area and the work varies with it. Large garden-style apartment communities around Lynnwood, Everett, Renton and Mill Creek bring extensive breezeways, carports and shared walkways. Condo and townhome associations in Bellevue, Kirkland, Redmond and Issaquah tend to be smaller, more finish-sensitive and more board-driven. Mixed-use and mid-rise buildings in Seattle and Bothell bring tighter staging and shared public sidewalks.

Don't see your city? We work across the greater Seattle area, roughly an hour out from Kenmore. See the full service area, or call (425) 298-7041 and we'll tell you straight away whether you're in range.
