Office & Business Park
Exterior Cleaning
Large hardscape, your own circulation, and tenants who read the state of the entry as a statement about how the building is run.
The Easiest Commercial Sites to Work, and the Easiest to Let Slide
Office parks are, operationally, the most straightforward commercial properties we clean. They generally have their own parking and their own circulation, so there is room to stage equipment and large stretches of hardscape can be worked without anyone noticing.
They are also the easiest to defer, because nobody individually owns the complaint. A tired entry plaza and a green-edged walkway are nobody's specific problem until a prospective tenant walks across them on a tour and silently marks the building down.
There is a narrower reason to keep it scheduled, and it is the same one as everywhere else: entries and primary pedestrian routes are the highest-traffic surfaces on the site, they are frequently the most shaded, and they sit on ground the owner controls. Everything beyond that is appearance, and on a leasing tour appearance is the argument.
Pedestrian routes come first, and the hazard on them is algae on the shaded stretches. Hardscape is handled under concrete wash and seal, lots bring oil staining, and facades are soft washed at a setting matched to the material.

How We Work a Campus
Zoned, scheduled, and kept out of the way of arrival and departure.
Walk the Site and Agree Zones
Buildings, entries, pedestrian routes, lots and service areas, grouped into zones that can be worked and reopened independently so circulation keeps functioning.
Quote Whole and By Phase
A full-site figure and a phased version, so a property manager can approve it against this year's operating budget or spread it.
Schedule Around Arrival and Departure
Open hardscape can usually be worked during the day. Entries and primary walkways are done early or late so nobody crosses a wet surface on their way in.
Match Method to Each Surface
Facades, glass surrounds, metal panel and masonry each get their own setting. Walkways and lots get a surface cleaner so the finish is uniform rather than striped.
Report Back
What was done, by zone, plus anything we noticed that needs a different trade. Property managers would rather hear about a failing sealant line from us than from a tenant.
What We Clean at an Office Property
Pedestrian routes first, then the surfaces a tour looks at.
Entries & Plazas
The highest-traffic surface on the site and the first thing a visiting tenant crosses.
Pedestrian Routes & Paths
Connecting walkways between buildings and parking, including the shaded stretches that go slick.
Building Facades
Masonry, metal panel, stucco and glass surrounds, each at a pressure matched to the material.
Parking Lots & Structures
Surface lots and garages, with oil staining and traffic film addressed as part of the work.
Courtyards & Amenity Areas
Seating areas, smoking shelters and outdoor spaces that tenants actually use.
Service & Loading Areas
Loading docks, bin enclosures and back-of-house concrete that routine maintenance skips.
Frequently Asked Questions
Do you have to work outside business hours?
Usually it is easier for everyone if we do, but office parks are the most flexible commercial sites we work on. They generally have their own parking and circulation, so large stretches of hardscape can be worked during the day without affecting anyone, as long as we stay off the main entry during arrival and lunch. Entries and primary walkways we would still rather do early or late.
How do you handle a multi-building campus?
By zone, with a schedule agreed in advance. A campus is quoted whole and broken into zones that can be worked and reopened independently, which keeps parking and pedestrian routes functioning throughout. For larger sites the work often spans several visits rather than one long disruption.
Which surfaces actually matter on an office property?
The entry and the primary pedestrian routes, for the same reason as anywhere else: they are the highest-traffic surfaces and they are the ones with slip exposure on ground the owner controls. After that it is a question of appearance, and on an office property appearance is what a prospective tenant reads as how well the building is run.
Can this go on an annual contract?
Yes, and most property managers prefer it that way. A scheduled annual or twice-yearly visit is cheaper per square foot than reactive calls, it gives you a predictable line in the operating budget, and it produces a maintenance record rather than a series of one-off invoices. We will quote it either way.

Commercial Power Washing Across Seattle & the Eastside
Office property varies by submarket. The large business parks across Redmond, Bothell, Issaquah and Mill Creek offer the most room to work efficiently and the largest continuous hardscape. Downtown Bellevue and Seattle buildings are tighter, with shared public sidewalks and strictly off-hours access to entries. Smaller professional buildings around Kirkland, Lynnwood, Everett and Renton usually come down to one entry, one lot and the walkways between them.

Don't see your city? We work across the greater Seattle area, roughly an hour out from Kenmore. See the full service area, or call (425) 298-7041 and we'll tell you straight away whether you're in range.
